What is the Homeowner Rehabilitation
Assistance Program?
The Homeowner Rehabilitation
Assistance Program provides
homeowners with funds to repair or
rehabilitate their owner occupied
home or qualified condominium.
What repairs are eligible under the
Program?
- Repair or replacement of a roof
- Painting of exterior for
preservation purposes
- Installation or repair of heating
and/or cooling system
- Improvements to add or
increase handicapped
accessibility
- Other improvements which may
be needed to bring homes to
minimum code standards
- Repairs or improvement which
are needed for safe and
sanitary habitation
- Mandatory Sewer and Water
Connection
How do I qualify for assistance?
Your annual gross household
income cannot exceed the programs
maximum income limits, based on
your family size.

Do I have to pay the money back?
SHIP assistance is provided in the
form of a loan with 0% interest. The
term of the loan is 30 years, payable
in full after 30 years. Additional
terms contained in the mortgage
render the loan due and payable if
the home is no longer used as the
primary residence of the applicant, is
used as rental housing, or is sold.
The SHIP mortgage can be
subordinated upon a refinance of
the primary loan only if the refinance
is for a better interest rate with no
cash out or bills being paid.
Refinances with cash out or bills paid
require full repayment at time of
refinance.

How much money can I get?
Qualified applicants can get up to
$30,000.00 in rehabilitation
assistance.
Are there any restrictions as to where
the property must be located?
The property must be located
anywhere within Charlotte County
including Port Charlotte, Punta
Gorda and Englewood.
Are there any other property
requirements?
Florida Statute prohibits the use of
SHIP funds for repair or rehabilitation
of mobile homes. The value of any
home receiving rehabilitation
assistance cannot exceed
$204,432.00. Title to home must
show all real estate property taxes
paid up to date, and clear of any
liens or judgements.
What if I rent?
Assistance is only available for
owner occupied houses with owners
having fee simple or life estate
ownership.
Is there anything else I should know?
Applications will be reviewed on a
first come first serve basis with
priority given to very low income
households, and to the degree of
need. Additional consideration will be
given to the applicants credit
worthiness and acceptable review of
the property and proposed
rehabilitation.
