Homeowner Assistance Programs of Charlotte County (1)

The Housing Corporation of Charlotte County, Inc. is an organization under contract to administer SHIP (State Housing Initiatives Partnership) funds for homeownership programs.

The Housing Corporation of Charlotte County, Inc. is a non-profit organization under contract to the Charlotte County Board of County Commissioners to administer SHIP (State Housing Initiatives Partnership) funds for homeownership programs.

Down Payment Assistance Program (3)

This program is offered by the Housing Corporation of Charlotte County, Inc. to financially assist potential homeowners with a deferred loan payment for a downpayment up to a $20,000.00. This assistance is based on funding availability and household income.

Single-family homes and condominiums are eligible for purchase under the SHIP down payment program, locally known as the Cornerstone Program. The maximum purchase price for a home is $204,432.

Up to $20,000 in assistance can be provided based on funding availability and household income. Call to determine current income requirements and funding availability.

Contact The Housing Corporation for an application. Detailed instructions will be provided over the phone. Applications can be picked up in person or mailed. All applications will be processed on a first come, first read, first serve basis.

When submitting an application for SHIP Down Payment Assistance, all of these documents must be provided as
applicable for all household members over the age of 18 unless otherwise I noted.

• Copies of last 30 days pay stubs.
• Copy of last two years W-2 statements.
• Copies of Social Security Benefits Award letters or pension letters.
• Copies of the complete income tax return form the last two years.
• Copies of bank statements for the last six months.
• Copies of investment statements from the last six months.

Foreclosure Prevention Program (4)

The Housing Corporation of Charlotte County, Inc. offers two financial assistance programs for homeowners to prevent foreclosures. This assistance is based on funding availability and household income.

There are two different programs available to help households prevent foreclosure.

The basic Foreclosure Prevention provides up to $10,000 in assistance to households to bring their mortgage current. In exchange, weatherization and energy efficiency upgrades will be required. If necessary, additional funds may be made available for these repairs.

For both programs, assistance is provided in
the form of a 0 percent interest loan,
forgivable after thirty years. However,
repayment may be required in the event that
the home is sold, is refinanced, is no longer
the primary residence, or is used as a rental
property.

Homeowner Rehabilitation Program (6)

The Hosusing Corporation of Charlotte County, Inc. offers financial assistance for homeowners with a deferred loan payment for rehabilitation and repairs of their home up to a $30,000.00. This assistance is based on funding availability and household income.

The program provides homeowners with funds to repair or rehabilitate their owner-occupied home or qualified condominium.

The following repairs are eligible:
• Repair or replacement of a roof,
• Plumbing,
• Hurricane protection,
• Painting of exterior for preservation purposes,
• Installation or repair of heating and/or cooling system,
• Improvements to add or increase handicap accessibility,
• Other improvements which may be needed to bring homes up to minimum code standards,
• Repairs or improvements which are needed for safe and sanitary habitation,

Households may receive up to $30,000 in assistance. This will be provided in the form of a deferred payment loan with 0 percent interest. The loan is payable in full after 30 years. Additional terms render the loan due if the home is no longer used as the primary residence of the applicant, is used for rental housing, is sold, or is refinanced.

To be eligible for the rehabilitation program, households must earn 80 percent of the Area Median Income for Charlotte County. Households with existing SHIP mortgages may also be eligible for assistance.

Any owner-occupied single-family or condominium unit within the county whose
value does not exceed $204,432 is eligible for assistance. However, Florida statute prohibits the use of SHIP funds for the repair or rehabilitation of mobile homes.

All applications will be processed on a first come, first read, first serve basis. Priority will be based on income and degree of need. Additional consideration will be given to the applicants' credit-worthiness and acceptable review of the property and proposed
rehabilitation.

Failure to submit the required documents will only prolong the processing time.
